The Government should enforce the time lines for short sales, because as banks are running out of funds, and while the short sales take too long to get approved; the whole economy is being affected.. The programs set by the government do not work because people who work for the banks servicing the short sales do not know their own programs, and only confuse everyone else. One day a bank implements a new procedure and another day they someone else will say "No we do not do that." Someone should make all the guidelines the same and either it is black or white. stop confusing people.

Low inventory confirms the market is mostly made up of liquidators, not willing sellers.
The results of unintended consequences by government action was proven by a study done by an analysis of 25 million people's FICO score by a major credit company which showed the main abusers of trying to get a loan reduction were the people with the highest scores.
I believe our elected officials who were trying to show passion by eliminating the cost to people for the "debt relief" on their primary residence caused this continuation of short sales and foreclosures.

I realize that this is a major crises and the truth is the problem is going to continue to get bigger and worse and is already causing a worse affect on the rest of the country. There is not enough man power to cut off this disease from spreading and causing more harm with all this toxic loans. For the people's best interest in this type of situation is to cut of the disease off and get rid off this through a short sale and buy the same home at 1/2 the price. Prices are not predicted to rise for the next 5 years. So I hope people also can see the opportunity and take advantage of this and just get rid of the home and start over, fresh with a better outlook for their future. The new"HaFa", program is clearly giving them an opportunity. ,People should take advantage of it. My recommendation is for people to get rid of their non performing asset. People pay nothing, so don't wait. Help yourself and your family first. Banks do not care for you or your family's future, it is the media that makes you think there is hope. The only hope is the one that you take action on.

IT is apparent that these programs were initiated by either naive politicians, politicians who wanted some camera time or both. Every time a program gets rolled out, a temporary decrease in filings is seen. However you see that the activity comes right back up. 11.3% delinquent? Wow. It is hard to say it but the best course of action is to bite the bullet, which will lead to a faster recovery. The politicos would never let that happen though. They would be the ones blamed if this happened. People would only see 1 of 10 homes foreclosed, and panic would ensue.
